This was planted in our yard by the home contractors, and I have no idea what it is.

    Any ideas? Thanks!

A wildly uneducated guess, and perhaps just as wildly off-base, but the leaf shape and form remind me of a galaxy magnolia...

Thanks woodschmoe. Took a leaf to a local nursery and they thought maybe a magnolia also, but weren't sure.

problem is, it has never flowered. maybe a non flowering variety?

Or a young plant from seed as opposed to grafted -- in which case, the plant needs to mature before flowering.

Definitely a deciduous magnolia. Multiple garden hybrids are on the market, in addition to wild species from Asia.
