'Jo-nioi', was Unknown white semi-double cherry, late-blooming

    On April 23, I found this unknown white semi-double cherry beside RCMP heritage house 'Fairmont Training Academy' at 4949 Heather Street, Vancouver.

    Only 40% flowers bloomed with many buds.
    peduncle: 3 cm; pedicel: 2 cm;
    calyx-tube: 0.7 cm; sepal: 0.8 cm, without hair;
    petals: mostly 5, some 5+1 half, or 5+2 half
    mostly 3 flowered corymbs

    Joseph: Are the flowers fragrant? How big (diameter) are the flowers when fully open?

    It smells some fragrant to me.
    The flower's diameter is 4 cm.

    I think it's probably 'Jo-nioi'. If so, it would be a wonderful find (only one other identified in this region).

    It's definitely fragrant up close. Now that Douglas suggested 'Jo-nioi', that seems right to me too. I'm adding mostly leaf and stipule photos. Douglas also mentioned leaves that have blunted ends in another cultivar thread. I don't think I'd have thought to notice that, but it's the case with this tree as well on many leaves, but not all leaves.

    For comparison, here are a few photos from the 'Jo-nioi' at Van-Dusen, also in bloom right now, just a bit behind this one. It looks the same to me, including the leaf shapes and the occasional one or two petaloids.

    Can 'Jo-nioi' be fragrant before the flowers open? It's definitely fragrant in the area of this tree. I thought the fragrance came from the 'Takasago' that's next to it, but I've never noticed a 'Takasago' fragrance before. These bud scales have only just opened. The 'Jo-nioi' nearby at VanDusen is also not in bloom yet.

    As I mentioned in the thread for the 'Takasago', this also appears to not be grafted, as there are no roots poking through the grass around the tree. It's a beautifully shaped tree, but it's in trouble - the hollow limb, and the opportunistic mushroom growing on the trunk is evidence of more inner damage.

    Here is the Jo-nioi in bloom on the RCMP grounds at Heather and W. 33rd on April 18, 2013, with blossoms and fragrance despite the rain.

    By comparison, the Jo-nioi on VanDusen's Rhodo Walk is just opening with a few flowers (last row of two photos).
