zelkova?

    I'm having trouble with this one... The leaves remind me of zelkova, but I thought that zelkova bark was more cherry-like with prominent lenticels, and I think zelkova leaves are normally deciduous in this climate.

    The tree is in East Vancouver. Leaves alternate. There are two of the same trees side by side and I have been told that the leaves on one of them fall off in early summer then flush out again, and the other is apparently evergreen.

    Does this make sense to anyone?

    Quercus acuta or one of the other Asian evergreen oaks.
